There is a first time for everything. We built the first energy-neutral residential tower in the Netherlands in a prominent location on the Amstel, in the former industrial area of Overamstel. The sustainable character and energy-neutral calibre of the residential tower are hot topics among the residents of Amsterdam. Together with partners Lingotto and AFP International, we realised an energy performance coefficient of 0. As well as apartments from 50 to 75 m2 with their own storage areas in the basement, De Spakler also houses 52 parking spaces, a bicycle parking facility for approx. 250 bikes and 500 m2 of commercial spaces.
2. Byldis contribution to this project
Byldis produced and supplied the sandwich elements (partly blasted with green concrete and partly finished with brickwork) for De Spakler. We also supplied the full floors, internal walls, pointed balconies and steel columns.
3. Why was Byldis chosen?
The Byldis total concept was used to construct De Spakler. The Byldis total concept (Engineering, Prefab and Facades) consists of an integrated facade system. The facade of De Spakler consists of ready-made sandwich panels made of precast concrete. These in turn consist of concrete inner and outer cavity sheets (partly precast concrete, partly precast brickwork) with a sturdy insulation package in between. The facade elements are also fitted with insulating, triple glazing and assembly rails for PV panels.
The supporting facades, walls, stability cores and floors are all precast. The precast panels were made in the factory, which significantly reduced the construction time in relation to traditional construction methods. This resulted in an enormous construction speed and thus also time savings.
This is the proof: energy-neutral living at a high standard is possible!
4. Challenges & solutions
We had to keep to our promise of constructing one storey of De Spakler per week. “We built one storey per week. They were delivered wind and watertight. Due to the limited amount of space on the construction site – there was literally space for one lorry – we had to supply everything just-in-time.” says Henk Louwerens – project manager at Byldis.
2500 m2 panels An EPC of zero has been achieved by largely covering a number of facades and roofs with solar panels. In total there are 2,500 m2 of PV panels. This means an impressive 10 to 16 panels per residence. Although the precast concrete sandwich elements for the residential tower were delivered to the construction site complete with glazing, the solar panels were fitted to the facade later. The assembly rails, however, were mounted in the factory, so that the panels could be mounted using a hoisting scaffold.
